Bracknell Regeneration Partnership lodges planning application for Princess Square refurb
Schroders and Legal & General Property’s Bracknell Regeneration Partnership has submitted a planning application for the partial refurbishment and redevelopment of Princess Square, which forms part of the comprehensive Bracknell regeneration project.
The proposals, designed by Chapman Taylor, involve the £2m refurbishment of the entrance and external facades and the creation of 19,000 sq ft of new retail space. Forming the gateway to Bracknell’s larger regeneration area, the refurbishment will be one of the first steps forward in kick-starting the wider scheme.
Ian Mason, Head of UK property fund management at Schroders, said: “We have strong interest from a number of retailers in the town but at present we cannot offer them the size of unit they are looking for. If approved, this proposal will allow us to offer to the market the type of accommodation that it wants.”
And Simon Russian, head of retail development at LGP, said Princess Square would be knitted into the wider regeneration of Bracknell town centre: “We are intending to bring forward a scheme of high design quality in an environment which offers the shopper a different shopping experience and which seamlessly links the regenerated northern part of the town centre with the southern half.
“It is key to the investors that the whole town centre works together from a tenant mix and customer experience perspective. We have recently extended the outline planning consent by a further three years and with a confirmed CPO, we are well placed to bring forward the regeneration of the town to take advantage of the upturn in the economy, when that happens.”
