Henderson unveils Bishops Stortford scheme

Henderson Global Investors has made an outline planning application for a retail-led scheme in Old River Lane, Bishops Stortford, Hertfordshire

The £105m project will transform more than 3.5 in the north-east corner of the town centre. The scheme includes a new 30,000-sq ft department store; an extension to the existing Waitrose store; approximately 35 shops, of which 10 are smaller units designed for independent traders; two restaurants; a digital cinema, up to 670 parking spaces and up to 100 residential units.

The plan contains four main areas, which will be fully pedestrianised and contain three new public squares. It has been carefully designed to fit in with the eclectic architectural style of the town, enhancing the conservation area in which it sits as well as improving access to some of the town’s heritage assets.

CB Richard Ellis is development consultant and leasing agent for the scheme; Chapman Taylor is master planner and architect and Lambert Smith Hampton is development consultant.

Cameron Fraser, fund manager of the Henderson UK Property Fund said: “The Old River Lane scheme is designed to improve the public space and range of facilities that are available in this historic market town. It will help meet the demand for additional retail capacity that has been identified by East Hertfordshire District Council.”

If planning permission is granted as forecast in Spring 2011, construction is planned to begin during Summer 2012 with the scheme due to open in Autumn 2014.
