Centenary Investments' Active Retail Fund has let Unit 45 in Phase II of the Castle Centre to Woolworths. The 10,000-sq ft unit has been let for 15 years at a stepped rent rising from £120,000 pa in year one to £125,000 pa in year five. BTWShiells was letting agent.


? Armagh

Drumragh Investments has let the 1,000-sq ft Unit 7, The Mall to O'Brien's Irish Sandwich bars on a 15-year lease with a tenant's option to break at year 10. A rent of £30,000 pa has been agreed. BTWShiells was letting agent.


? CARDIFF

Virgin Media has taken 21 Cathedral Walk, St David's shopping centre, on a new five-year lease at a commencing rental of £165,000 pa. The store provides a ground floor sales area of 1,074 sq ft and first floor sales totalling 510 sq ft. Hartnell Taylor Cook advised Virgin Media and E J Hales represented Land Securities and CSC.


? CARLISLE

Next has taken Unit 79 Peascod Lane in The Lanes shopping centre, which totals 13,389 sq ft, on a 15-year lease at £315,000 pa. Hawkins Bazaar has taken Unit 4 (7 Globe Lane), totalling 1,716 sq ft, on a 10-year lease at £89,000 pa and Touch Nail Bar has taken Unit 90 East Tower Lane, totalling 70 sq ft, on a five-year lease, at £4,000 pa, rising to £5,200 pa in the third year. Landlord Morley was advised by Strutt & Parker and DTZ, and William Gunter Hardwick advised Hawkins Bazaar.


? Cwmbran

British Land has leased the 18,000-sq ft Unit 2, Cwmbran Retail Park to TK Maxx on a 15-year lease at £300,000 pa. The rent equates to £16.67 psf. Wilkinson Williams and Colliers CRE were letting agents and Brasier Harris advised the tenant.


? Enniskillen

Diageo Pension Trust has let 1,800 sq ft at Unit G in the Erneside shopping centre to Clockwork Orange on a 15-year lease at £70,000 pa. BTWShiells was letting agent and Osborne King advised the tenant.


? HAMMERSMITH

Plus Shops has let 1B The Broadway Centre to Scribbler on a new 10-year lease at £75,000 pa. The unit provides 453 sq ft of ground floor sales and 55 sq ft of ground floor storage. Kitchen La Frenais Morgan was letting agent and Michael Peddar & Co represented the tenant.


? Hull

British Land has leased 4,929 sq ft at Unit 4b, Kingswood Retail Park to WH Smith on a 10-year lease at £184,838 pa or £37.50 psf. Wilkinson Williams and Hill Woolhouse were letting agents.


? Leeds

Sportswift t/a Card Factory has taken the 2,443-sq ft Unit 14 in the White Rose Centre at £230,000 pa. Brassington Rowan was letting agent and Fawley Watson Booth represented the tenant.

FX Currency Services has taken the 123-sq ft 58a Houghton Street in the St John's shopping centre on a five-year lease at £19,750 pa. Lessor Land Securities was represented by Legat Owen and Brasier Harris represented the tenant.


? North Shields

Holland & Barrett has taken a 10-year lease on Unit 1, The Beacon Centre, at £36,575 pa after a four-month rent-free period. The unit has a 1,001-sq ft ground floor with 710 sq ft at first floor. Smith Price advised the tenant while Jackson Criss was letting agent on behalf of Threadneedle Investments.


? Orpington

British Land has let the 2,000-sq ft Unit 6 on the Orpington Shopping Park to Thorntons on a 10-year lease at £100,000 pa or £50.00 psf. Wilkinson Williams and Harvey Spack Field were letting agents and Churston Heard represented the tenant.


? Preston

Greggs has taken a 15-year lease on 1,000 sq ft at Unit FC2B on the Deepdale Retail Park. A rent of £45,000 pa has been agreed. Petch Hall advised British Land's Hercules Unit Trust and Mason Owen represented Greggs.


? Stockport

Keystone Property Investments has let 5,196 sq ft at Units 1/3 in the Woodley Precinct to Grattan at £25,000 pax. A new 10-year lease has been agreed with a tenant's break option at year five. Lambert Smith Hampton was letting agent and Fawley Watson Booth represented the tenant.


? Stockton on Tees

Laura Ashley has taken a 15-year lease on 4,470 sq ft at Unit 9a on the Teesside Shopping Park at £258,813 pa or £57.90 psf. Wilkinson Williams and Colliers CRE advised landlord British Land.


? Walsall

Outfit has taken a 15-year lease on the 13,450-sq ft Unit 9 on the Crown Wharf Shopping Park at £336,250 pa or £25.00 psf. Wilkinson Williams and Jackson Criss advised British Land's Hercules Unit Trust and CBRE advised the tenant.


? Waltham Cross

Beddell Trust Company has leased Unit 73, The Pavilions shopping centre to Holland & Barrett on a 10-year lease at £35,000 pa. The unit has a 900-sq ft ground floor with 759 sq ft at first floor. Smith Price advised the tenant while Colliers CRE was letting agent.


? CARDIFF

Moorfield Group has let Unit 1 in the Capitol shopping centre to Soho Coffee Shops. The 740-sq ft unit has been taken on a new 10-year lease at a base rent of £65,000 pa (representing 80 per cent of ERV). Kitchen La Frenais Morgan and MacArthur Wilson were letting agents and Churston Heard represented Soho Coffee Shops.



? Leeds

The upmarket men's shoe retailer Church's Shoes has taken the 493-sq ft 4 County Arcade in the sensitively restored Victoria Quarter, which is owned by the Bank of Ireland, on a new 15-year lease at £65,000 pax. Fawley Watson Booth and King Sturge were letting agents and Michael Peddar & Co represented the tenant.



? WARRINGTON

Gamestation has acquired Unit Su49a in the Golden Square shopping centre, providing 1,480 sq ft, on a new 15-year lease from June 2007, with a tenant-only option to break at year 10 at an initial rent of £92,500 pax. Williams Gunter Hardwick represented Gamestation and Lend Lease was represented by Tushingham Moore.


British Land signs four at Eastgate

British Land has confirmed the first wave of restaurant offers at the newly launched 'Food Terrace' at its Eastgate shopping centre in Basildon. Café Giardino will occupy a 2,455-sq ft restaurant with demised seating at the newly launched Food Terrace. The operator has taken a 15-year lease at £70,000 pa. And Spudulike has signed a 15-year lease for a 1,485-sq ft restaurant with demised seating at £55,000 pa.

Elsewhere in the centre, costume jewellery and fashion accessory store Diamonds & Pearls has taken a 1,068-sq ft unit for a term of 10 years at £72,500 pa. And branded sportswear retailer Lab is taking a 3,085-sq ft unit on a 10-year lease at £140,000 pa.

Brasier Harris acted for Spudulike, Capital Retail acted for Diamond & Pearls and CBRE represented Lab. Churston Heard acted for British Land while Shelley Sandzer is letting agent on the Food Terrace.
