Bedford Borough Council's planning committee has given the go-ahead to St Modwen Developments' proposals for a major regeneration of its town centre.
Councillors voted unanimously in support of the 20-acre Town Centre West scheme which will provide 400,000 sq ft of shopping including a department store, a food store and 40 retail units.
In addition there will be five or six restaurants and a cinema; a 130-room hotel; up to 330 residential units; 1,100 parking spaces and a new bus station.
Work is expected to begin on site in 2009 at the earliest.
