CASTLEFORD

Edinburgh House Estates has concluded two lettings at Carlton Lanes shopping centre that have set a record rent for the West Yorkshire town of £65 psf zone A. Passion for Perfume has taken a 1,198 sq ft store on a 10-year lease at a rent of £32,500 pa, while Diamonds & Pearls has taken a new 10-year lease on a 1,300 sq ft unit at £33,500 pa. Leslie Furness and Churston Heard advised Edinburgh House Estates and Capital Retail acted on behalf of Diamonds & Pearls.

Chippenham

Dreams has taken Unit 3a on the Hathaway retail park. The unit provides 4,300 sq ft and a 15-year lease has been granted at a commencing rent of £23.50 psf. Cushman & Wakefield was letting agent on behalf of Prupim and Savills represented the tenant.

Derby

Westfield has leased Unit 3 in the Corn Exchange, Albert Street, to Morgan Industrial Properties. The unit provides 1,148 sq ft of sales space and 201 sq ft of ancillary space and a three-year lease has been agreed at £34,000 pa. Salloway was letting agent.

Greenock

Orange has acquired Unit 47, Hamilton Way in the Oak Mall shopping centre on a new 15-year FRI lease at an initial rent of £68,750 pa. The unit has a ground floor spanning 1,108 sq ft and a first floor of 302 sq ft. Cushman & Wakefield was letting agent on behalf of Murdock Group.

Halifax

Allied Carpets has taken a 10-year lease on the 5,059-sq ft Unit 2 on the Halifax retail park. An initial rent of £63,238 pa, equating to £12.50 psf, has been agreed. Landlord BFS Properties was advised by Collins Stewart Property Fund Management and Wilkinson Williams represented the tenant.

Hayle

The Hercules Unit Trust has let the last remaining unit at its West Cornwall shopping park to Marks & Spencer. M&S has leased the 8,000-sq ft unit at £40.00 psf and it will combine it with two adjacent units to create a full range store of 42,000 sq ft with 6,000 sq ft of food sales. The new store will open in late summer 2007, joining Next and Boots which are already open on the scheme. Harvey Spack Field represented HUT and CBRE acted for Marks & Spencer.

Hemel Hempstead

Virgin Megastore has taken Unit 44-45 The Marlowes on a 10-year lease at £28.50 psf. Strutt & Parker and Churston Heard were letting agents on behalf of Standard Life Investments and Colliers CRE represented Virgin.

Hull

Chiquito's has taken a 25-year lease on the 3,553-sq ft Unit 2a at the Kingswood retail park. A rent of £63,954 pa has been agreed with a 12-month rent-free period. Landlord the Kingswood Parks Development Company was represented by Central Retail and Reis Short represented the tenant.

Leicester

Claire's Accessories has taken Unit 12a on the Thurmaston retail park. The unit provides 819 sq ft and a 10-year lease has been granted at a commencing rent of £37.50 psf. Colliers CRE was letting agent on behalf of the landlord, Charles Street Buildings, and the tenant was represented by Savills.

Liverpool

Laura Ashley has taken Unit 4 on the Aintree Racecourse retail park. The unit provides 4,316 sq ft of retail space. A 15-year lease has been granted at £20 psf. Cheetham & Mortimer was letting agent on behalf of landlord Orbit Developments and the tenant was represented by Mowbray Gill.

London SW6

Plus Shops has leased Unit R2 in the Fulham Broadway shopping centre to Magicgoal trading as the Fine Burger Company. The unit provides 2,513 sq ft and an initial rent of £115,000 pa has been agreed with three months rent free. Kitchen La Frenais Morgan was letting agent and Shelley Sandzer represented the tenant.

Nottingham

Westfield has leased Kiosk 5 at the Broadmarsh shopping centre to Juice Baby. The 400-sq ft unit has been taken on a three-year lease at £20,000 pa. Fisher Hargreaves Proctor was letting agent.

Preston

Royal London Asset Management has let Unit 5c at the Capitol retail park to Maplin. The electronics retailer has agreed a new 15-year lease on the unit, which totals 4,080 sq ft and will pay an annual rent of £97,920, equating to £24 psf. Royal London Asset Management was advised by Savills and Colliers CRE. Maplin was represented by Robert Bebington & Co.

Birmingham

The Pier has taken Units MSU5 and SU16, totalling 5,743 sq ft, in the Pavilions shopping centre on a new 10- year FRI lease at £160,000 pa or 12 per cent of turnover, whichever is the greater. And White Light Therapy has taken Unit SU5 on a new 10-year effectively FRI lease. The unit totals 2,149 sq ft and the base rent is £60,000 pa plus a turnover element. The landlord, the UBS Triton Fund, was represented by Kitchen La Frenais Morgan & Rowley Hughes Thompson and Paul Knight represented White Light Therapy.

camberley

Crest Nicholson Regeneration and Standard Life Investments have let five units at The Atrium, Camberley. The £130m mixed-use scheme, including 117,000 sq ft of retail, is more than 65 per cent committed ahead of the opening in time for Christmas this year. Sports World is to take 14,729 sq ft on a 15-year lease at £180,000 pa. Oriental restaurant The Real China will occupy 5,500 sq ft on the first floor of the atrium area at £137,500 pa. Café Rouge has taken a 3,811-sq ft unit with external seating on a 25-year lease at £94,040 pa and Nando's has taken 2,811 sq ft on a 25-year lease at £92,400 pa. In addition Starbucks has taken a 2,360-sq ft ground and first floor unit on a 10-year lease. Colliers CRE and Montagu Evans are joint letting agents. Sports World was represented by Churston Heard; Starbucks by Montagu Evans; Café? Rouge by Teague & Capital; and Nando's by Paul Benjamin Associates.



Swansea pod development aims to offer shoppers an all-round retail experience

Following the £105m purchase of the Morfa shopping park in Swansea in September last year, retail park owner and operator The Junction has agreed pre-lettings with three new tenants for its £3m Pod development, set to complete in June this year.

Starbucks is set to open a 1,600 sq ft unit taken on a 10-year lease at £40,000 pax, while camera specialist Jessops is taking a 1,500 sq ft unit on a 15-year term at £52,500 pax. Mobile phone store Carphone Warehouse will operate a 1,500 sq ft unit on a 10-year term at £60,000 pax.

The Pod is a unique facility that offers additional services on the retail park, including WCs, community area, public seating and ATMs. The management suite is located within the Pod, offering shoppers and retailers on-site support.
