Florentine Properties, a consortium headed by Sean Mulryan's Ballymore, has submitted revised design proposals for the Florentine Centre in the heart of Bray, Co Wicklow.
Under the new proposals, the centre will now be uncovered and will form a new street, with double height units, linking Main Street and Quinsboro Road. Now, the total size of the retail element of the centre will be 7,758 sq m, giving retailers the potential to add mezzanine levels. As well as the anchor store, the centre will now have 21 ground floor retail units, instead of the 26 first proposed, but these units will now be larger.
The revised plan also sees the number of residential units reduced from 110 to 85, but the centre will have the largest car park in the centre of Bray, with 450 spaces.
Bannon Commercial and DTZ Sherry FitzGerald say discussions are already under way with a number of potential anchor tenants and rent levels are expected to range from E650 to E1,000 per sq m, depending on size.
The much larger E2bn Pizarro scheme being proposed for the outskirts of Bray by a consortium that includes Paddy Kelly and his family, features a planned 50,000-sq m shopping centre. It is currently going through the planning appeals process.
