Fopp has taken a new 15-year FRI lease on 12 Chantry Way in the Chantry Centre at £65,000 pa. And Diamonds & Pearls has taken a new 10-year lease on 60 Chantry Way at £65,000 pa. Smith Price was the letting agent.


? Bristol

ING Real Estate Investment Managers has let Unit 4 at South Bristol Trade Park on Winterstoke Road to The Railway Tile Store. The tile retailer, whch will be trading as Right Price Tiles, has taken a new 15-year lease on the unit, which totals 5,822 sq ft and will pay a rent of £67,045 pa. The Railway Tile Store was represented by Macarthur Wilson and the landlord was advised by Savills.


? Coventry

3GUK, trading as 3-Store, has taken a new 15-year FRI lease on Unit 39/41 in the Lower Precinct shopping centre. The unit provides 2,759 sq ft of sales space with 558 sq ft of ancillary space and a rent of £175,0000 pa has been agreed. Knight Frank advised the landlord and Michael Peddar & Co acted on behalf of the occupier.


? Ealing

3GUK, trading as 3-Store, has taken a new 10-year FRI lease on 580 sq ft at Unit 23B in the Ealing Broadway centre. A rent of £88,000 pa was agreed. DTZ was letting agent and Michael Peddar & Co represented the tenant.


? HANLEY

Millies Cookies has taken unit 124a at The Potteries, Hanley, Staffordshire. The cookie retailer has taken the 357 sq ft retail unit on a 10-year lease at a rent of £28,500 pa. Landlord CSC was advised by Tushingham Moore and Millies was represented by Harper Dennis Hobbs.


? Harrogate

3GUK, trading as 3-Store, has taken a new 10-year FRI lease on Unit 5 in the Victoria shopping centre. The unit provides 454 sq ft of sales space and a rent of £50,000 pa was agreed. CB Richard Ellis was letting agent and Michael Peddar & Co represented the tenant.


? HARROW

Baker Tilly, administrator to Whirlwind Restaurants, has assigned the leasehold interest of the Arbuckles restaurant at the St George's Shopping Centre to Prezzo. The unit was taken under a 15-year lease, expiring March 31 2021 at a rent of £70,000 per annum exclusive, and a premium of £100,000 was paid to the assignor. Prezzo was represented by Shelley Sandzer.


? Leeds

Town Centre Securities has let 68 Merrion Street at the Merrion Centre to Greggs. The bakery retailer has agreed a 10-year lease on the unit, which totals 835 sq ft and will pay a rent of £20,000 pa. This new lease is the second for Greggs in the Merrion Centre. Landlord Town Centre Securities was represented by Savills and Harmer Ray Hoffbrand, while Greggs was represented by Lawson Hubbard Lowe.


? Merthyr Tydfil

Charities Property Fund has let part of the former B&Q unit at Pentrebach retail park to PC World on a new 15-year lease. The unit totals 12,000 sq ft and PC World will pay a rent of £150,000 pa, which equates to £12.50 per sq ft. Other tenants at the Pentrebach retail park include Comet and Halfords. The landlord was advised by Savills.


? Nottingham

Hammerson has let the former Miller Bros unit at the Victoria retail park to the carpet retailer Carpetright on a new 15-year lease. The unit totals 11,085 sq ft and a rent of £207,843 pa equating to £18.75 per sq ft has been agreed. Other tenants at the Victoria retail park include B&Q, Halfords, Allied Carpets and Focus DIY. The landlord was advised by Savills and Carpetright was represented by Harvey Spack Field.


? NUNEATON

Royal London Asset Management has now let the last two units at its Abbeygate Shopping Centre in Nuneaton. Solid Clothing, the menswear retailer, has taken a 1,086 sq ft unit on a ten-year lease at a rent of £25,475 pa. At the same time, jeweller Diamonds & Pearls has signed a 10-year lease on a 1,218 sq ft unit at the centre at a rent of £27,200 pa. Capital Retail and DTZ are joint letting agents for Abbeygate.


? Perth

BB's Coffeee & Muffins has decided to take a new 15-year FRI lease on Unit 9 in the St John's shopping centre in Perth, providing some 2,225 sq ft of sales area. A rent of £50,750 pa has now been agreed, to commence after 28 weeks of rent free occupation. The landlord, BAe Systems Pension Funds Investment Management, was represented by Kitchen la Frenais Morgan.


? Shrewsbury

Thorn has sublet Unit 25 at the Darwin shopping centre to Healing Touch. The prime shop totals 1,607 sq ft on ground and basement floors and is located in a prominent position in the middle level mall close to Mothercare, WH Smith and Marks & Spencer. The new sublease is due to expire in September 2014 and has an annual rent of £40,000 pa. Thorn was advised by Leslie Furness.


? Slough

British Land has leased Unit 35 in the Observatory shopping centre to BB's Coffee and Muffins on a new 15-year FRI lease at £49,900 pa. A three-month rent-free period was agreed. The unit provides 1,074 sq ft at ground floor, 846 sq ft at first floor plus a 190-sq ft seating area. Kitchen La Frenais Morgan and Donaldsons were letting agents and Harper Dennis Hobbs advised the tenant.


? St Albans

Golfrate has let Kiosk 1 at Christopher Place to ZigZag Jewels on a 10-year FRI lease at £24,000 pax with three months rent free. The unit provides 211 sq ft. Markham Vaughan Gillingham was letting agent and Kitchen La Frenais Morgan represented the tenant.


? SWANSEA

Poundstretcher has a signed new 15-year lease on Unit 2 at the Junction 47 retail park in Gorseinon, Swansea. A rent of £77,500 pa was agreed for the 8,000 sq ft unit. Landlord A R & V Properties was represented by EJ Hales and the tenant was advised by Savills.


bazaar expansion forges ahead

Hawkin's Bazaar has acquired two more stores. In Ipswich it has taken 1,484 sq ft, with first floor storage, at 3 Buttermarket, by way of a new 10-year FRI lease from Ivy Park. The initial rent is £40,000 pax. And in Reading Hawkin's Bazaar has acquired Unit 18 at Broad Street Mall, providing 959 sq ft with basement storage, by way of a new 10-year FRI lease from Protogo Real Estate Investors. The initial rent is £50,750 pax. Williams Gunter Hardwick represented Hawkin's Bazaar; Protogo Real Estate Investors was represented by Churston Heard and Ivy Park by DTZ Debenham Tie Leung.
