St Modwen's trio

Regeneration specialist St Modwen has made significant progress on three substantial schemes.

In Walthamstow, the company has signed a development agreement with Waltham Forest Council for the regeneration of the former Arcade site. In Hatfield the Secretary of State for Communities and Local Government has confirmed the CPO and Road Closure Orders for the £100m town centre redevelopment. And in Connah's Quay, Flintshire, St Modwen has submitted an outline planning application for the £8m redevelopment of the Fford Llanarth neighbourhood centre.

The 8-acre Hatfield Town Centre East scheme is being proposed by St Modwen in partnership with Welwyn Hatfield Borough Council and English Partnerships. The proposed scheme, which won planning consent in March 2007, includes shops, cafes and restaurants as well as a new 575-space multi-storey car park, a new health facility and 275 residential units.

Construction of the scheme will be carried out over three phases. Phase 1, which will include some retail and the multi-storey car park, is expected to start late this year. The redevelopment is expected to be completed in late 2011 or 2012.

And in Walthamstow St Modwen Properties will now work up detailed designs for the £50m mixed-use development, which will include 76,965 sq ft of shops, a nine-screen cinema, and residential. The agreement is subject to planning but work could potentially begin on site before the end of 2008. Mason Owen is letting agent.

And in Conah's Quay St Modwen proposes a 48,000-sq ft supermarket plus 21,900 sq ft of additional retail units and an enlarged 307-space car park. The company already owns the centre and is acquiring additional land from Flintshire Council to facilitate a phased development involving the relocation of existing tenants.
