Leopardstown tenants get 25 years

The new ?100m Leopardstown shopping centre situated off Ballyogan Road, in Leopardstown, one of the most affluent areas of south Dublin, is set to open on November 16.

It has been developed by Park Developments, Dublin, and will have 10,000 sq m of retail. Dunnes Stores will be the anchor tenant in 5,250 sq m, even though its flagship store at Cornelscourt is only 5km away. Dunnes Stores has plans to expand its retailing operations at Cornelscourt - one of the prime shopping centres in south Dublin for three decades.

Declan Bagnall, a retail negotiator with Hamilton Osborne King, the sole letting agent, said: "It will be very much a neighbourhood centre. Five of the units are already signed up and two more are already under negotiation, so only two more remain at this stage."

Other tenants will include the pharmacy chain Unicare and Bagel Factory, a Chinese herbal specialist and a newsagent. "It's a very good area, fairly upmarket and we had a very good reaction to the scheme from retailers," Bagnall added.

Tenants are signing 25-year FRI leases, with five-yearly upward-only rent reviews.
